Every home warranty review on WarrantyRating is based on a 200+ point evaluation framework developed with licensed home inspectors and insurance professionals.

Our 5-Factor Rating System

1. Price & Value (30% of score)

We obtain real quotes from each company for a standard 3-bedroom, 2-bathroom home. We evaluate:

  • Monthly and annual premium for each plan tier
  • Service call / trade call fee options
  • Price increases after year one
  • Optional add-on pricing
  • Multi-year discount availability
  • Coverage-to-price ratio compared to competitors

2. Coverage Depth (25% of score)

We read the actual service contract — not the marketing summary — and evaluate:

  • Specific items covered and excluded
  • Coverage dollar limits per system/appliance
  • Per-occurrence vs. annual limits
  • Pre-existing condition policy
  • Age-related exclusions
  • Code upgrade and modification coverage
  • Cash-out vs. repair-only options

3. Customer Service & Trust (25% of score)

We aggregate data from multiple independent sources:

  • BBB rating and complaint resolution rate
  • Trustpilot verified reviews (minimum 500 reviews required)
  • Google Business reviews
  • Consumer Affairs and Yelp data
  • State insurance commissioner complaints per 1,000 customers
  • Years in business and financial stability

4. Claims Process (15% of score)

  • Average claim approval time (from submission to technician dispatch)
  • Contractor network size and vetting process
  • Online vs. phone-only claim submission
  • After-hours emergency availability
  • Claim denial rate (when disclosed)
  • Complaint resolution timeframe

5. Flexibility & Add-ons (5% of score)

  • Number of optional add-on coverages
  • Service fee flexibility (ability to choose fee tier)
  • Cancellation and refund policy
  • Transfer to new homeowner option
  • Renewal guarantee and price lock options

How We Calculate the Final Score

Each factor is scored 1–10, then weighted and combined into a final score out of 5.0. Companies with less than 1,000 verifiable customer reviews are not eligible for our top picks.

Update Frequency

All company scores and data are reviewed and updated at minimum every 90 days, and immediately when a company changes its pricing, coverage, or BBB status. Each article shows a "last updated" date so readers know the information is current.

Independence Policy

Companies reviewed on WarrantyRating cannot pay to influence their rating or ranking. Referral fees we receive have zero bearing on scores. A company that declines to participate in our referral program is still reviewed and ranked on its merits.
